Located in central Motherwell, approximately 10 miles to the south east of Glasgow. The area immediately surrounding the site is predominantly residential, with ancillary retail and office uses to the south along Merry Street.

Extending to an area of approximately 1.50 hectares (3.7 acres). The site is securely fenced and comprises mainly hard ground formerly used as a gasworks.

The site is bound by Merry Street to the South and Mill Street to the East. Access is currently via Merry Street and Mill Lane, with the potential for pedestrian access to adjoin residential areas to the north and west.

The Local Authority has designated the site as derelict having been partially remediated to open land and storage requirements.

The site is well located for public transport, with numerous buses travelling along Merry Street.

Motherwell Rail Station c. 250m to the west, provides direct trains to Glasgow approximately six times per hour, taking approximately 29 minutes.
